Peter Licourinos
Director, Property & Investment
Peter’s journey into property investment and care was shaped by a deeply personal connection to helping others. Growing up in a family that fostered children and worked within the care sector, Peter saw firsthand the difference a safe and supportive environment can make in a young person’s life.
With over 26 years of experience in property investment, Peter has built a reputation for creating high-yield, hands-free property solutions. After transforming the HMO market with his award-winning HMO Premier business, Peter wanted to focus on a venture with a more profound purpose—combining his property expertise with his passion for making a difference.
At Project Homes, Peter leads the property and investment arm, ensuring each project is financially sound and aligned with the mission to transform children’s lives.

Brian Murphy

Brian’s passion for improving the care sector stems from his own experiences growing up in the care system. Placed in foster care as a young child and later adopted by a loving family, Brian understands both the challenges of the care system and the life-changing impact of a supportive home.
After years of working as a sports coach and teacher, Brian realised the significant gaps in support for children in care. He founded his own business to provide alternative provision and mentoring for children with complex needs, from ASD to ADHD, building trust and confidence in young people who often felt lost in the system.
At Project Homes, Brian’s expertise lies in creating care environments that exceed OFSTED standards while meeting the emotional and practical needs of children. His goal is simple:

Rich’s drive to make a difference stems from his own experiences of childhood trauma and adversity. Growing up in difficult circumstances, he saw firsthand how the right support and guidance can transform lives. These experiences shaped his commitment to creating opportunities for young people and helping others build meaningful futures.
As a co-founder of Storyy Group, Rich played a key role in growing the organisation to over 100 staff, supporting Children’s Homes, Alternative Provisions, and an independent school. With a background in strategic marketing and branding, Rich specialises in helping investors and care providers build strong brands and impactful growth campaigns that fill their homes and drive success.
